How ZIP codes influence home insurance prices
There are several different factors that can impact your premiums — from the age and size of your home to your claims history to your credit score — but where you live is likely the most significant barometer of how much you'll pay for homeowners insurance.
Certain parts of the country, such as parts of Florida and Texas, face a high probability of extreme weather and extensive property damage. And to offset this risk, insurers often increase rates to ensure it's accounting for the losses that they anticipate paying out in a given year.
When insurers increase rates based on anticipated losses, the increases generally apply to homes in the area most at risk — such as a specific ZIP code or community close to the coast or with a high probability of property crime — rather than to the entire state.
When insurers increase rates based on actualized losses, or losses that have already happened, the rate changes will generally spread out to homeowners across the state — or in some cases across the country.

Methodology
Policygenius analyzed home insurance rates provided by Quadrant Information Services in March 2022 for 34,587 ZIP codes across all 50 states plus Washington, D.C., for a 40-year-old female homeowner with no claim history, good credit, a $1,000 deductible, and the following coverage limits:
Dwelling: $300,000
Other structures: $30,000
Personal property: $150,000
Loss of use: $60,000
Liability: $300,000
Medical: $1,000
All rates based on the above coverage limits except where otherwise noted.
To find the cheapest and most expensive ZIP codes in each state, we looked at average annual home insurance rates in 16,435 ZIP codes with a population greater than 2,814, which is the median ZIP code population in the U.S. If multiple ZIP codes tied for cheapest or most expensive for home insurance rates in a particular state, we broke the tie by choosing the ZIP code with the highest population.
