While winter is still in full swing throughout most parts of the U.S., the chirping birds and blooming flowers of spring will be here soon. And so will yard signs, open houses, and moving vans as families looking to sell to their homes take the plunge.
If you’re selling a home this spring, there are steps you can take now that could earn you more money or a faster sale — maybe both. Here are six projects to add to your to-do list right away:
A tidy home will sell better, while a dirty home is a lot more likely to linger on the market. Why? Because a clean home tells the buyer your property has been well cared for. Plus, your home will appeal to more buyers if it’s not riddled with dust, dirty floors and cobwebs, right?
Now, here’s the good news: Cleaning your home is free, and you can even do it in stages or deep clean room by room. By taking time to clean your home now, you can focus on maintaining the level of clean until spring. At that point, you’ll need your home in tip-top shape for showings and open houses.
In addition to giving your house a good, old-fashioned deep clean, you’ll also want to make sure you’re slowly downsizing your stuff. Once your home is ready to go on the market, your realtor will likely suggest you take down clutter plus personal effects like picture frames and home décor. So why not downsize now?
Take time to go room to room looking for items you can pack away. Get rid of clutter and kitsch, and make sure your cabinets and shelves are organized and clean.
While few home-remodeling projects let you recoup your entire investment when you sell, there is one notable exception, according to Remodeling Magazine. The magazine’s 2017 Cost vs. Value Report showed that adding insulation to your attic provided an average return on investment of 107.7 percent last year. Buyers are willing to pay more for an insulated attic.
As an added bonus, insulation could save you money on utilities while you’re still living there.
The first impression your home makes is important if you want to lure in buyers and score a full price offer. One way to boost your home’s appeal is to improve its curbside look, for example, by replacing the front door and or adding manufactured stone veneer.
Clean up the yard, too. Don’t let an ugly yard deter potential buyers from stepping through your front door. Get rid of fallen debris from winter, trim rogue branches, clean out your gutters, and rake up dead leaves.
Take the time to organize your garage, grouping similar items in totes you can store, rather than leave it cluttered. Potential buyers need to know your garage will have ample room for their cars and their stuff, and an overpacked garage sends the wrong message.
Also make sure you’re utilizing your attic and storage unit space to make your home and garage appear as if storage isn’t a problem.
Whenever you’re selling a home, it’s crucial to never forget the power of paint. A fresh paint job can make even the dreariest room appear fresh and new, while neutral colors can make any space appeal to more buyers over all.
If you’re able, consider painting the main areas of your home in a neutral color most people would like. Paint and supplies are cheap, and you may be able to do the grunt work yourself.
